Real Estate Deal Case Studies – Seeking Experienced Investor or Acquisitions Professional

Job Description I’m looking to speak with an experienced real estate investment professional who has been directly involved in underwriting, acquiring, or operating real estate deals. The purpose of this engagement is educational. I would like to walk through one or more real deals you have worked on (property-level or fund-level) to better understand how the investment process works in practice. Specifically, I’m interested in discussing: • The original investment thesis • Key underwriting assumptions (rent growth, exit cap rate, renovation budgets, etc.) • Capital stack and financing structure • Execution of the business plan • How the deal actually performed vs projections • What went right and what went wrong • Lessons learned from the investment Deals can be anonymized or discussed at a high level if confidentiality is required. Types of Deals of Interest Examples include: • Multifamily acquisitions • Value-add investments • Development projects • Real estate private equity deals • Syndications or sponsor-led investments Experience with institutional real estate investing or large transactions is a plus, but not required. How the Session Would Work The session would be a video call (approximately 60–90 minutes) where we walk through: Deal overview and investment thesis Underwriting assumptions used at acquisition Capital structure and financing Execution of the business plan Actual performance vs projections Key lessons learned If the first session is helpful, there may be opportunities for additional sessions reviewing other deals. About Me I’m based in New York City and studying real estate finance while evaluating investment opportunities as an LP investor. My goal is to better understand how experienced professionals evaluate deals, manage risk, and learn from past investments.
